IDX websites: common questions.
What is IDX, exactly?
IDX (Internet Data Exchange) is the NAR-approved framework that lets your site show live MLS listings. It’s how buyers search real homes on your site instead of a portal.
Will it connect to MY local MLS?
In most cases, yes, through providers like IDX Broker, Showcase IDX, or iHomefinder. We confirm exactly what your MLS supports on the consultation.
Do listings update automatically?
Yes, in real time. New listings, price changes, and “sold” status all update on their own, so nothing goes stale.
Will my listing pages show up on Google?
Yes. We use modern, crawlable IDX (not old iframes), so your pages can rank in local search.
Are there extra costs?
Your IDX/MLS provider charges its own monthly fee (e.g. from ~$60/mo), that’s yours and we’re transparent about it. The website itself is a one-time build you own.
Can you move my IDX from another platform?
Yes. Migrating IDX onto a site you own is one of the most common projects we take on.
